A United States Veterans Affairs Native American veteran direct loan is a program that makes loans available to Native American veterans who wish to purchase, construct, or improve a home on a federal trust land. In order to qualify from the benefit program, Native American applicants must be eligible for a Certificate of Eligibility. A borrower must also be a Native American or American enrolled in an American Indian tribe or Alaskan Native village, a Pacific islander, or a Native Hawaiian. Applicants must be seeking to purchase, build or improve a home located on federal trust land or to refinance such a loan. Certain lenders of this benefit program may also require that you or a family member served in the military for at least 90 days with at least one day during a period of war time.
The VA loans refinance program is only available when transferring from one VA loan to another. The terms of the refinance are similar to those of other loans carrying with it 15-, 20-, 25-, or 30-year options on fixed rate mortgages. Loans are assumable under certain conditions without a prepayment penalty. To qualify for a VA Rate Reduction Refinance your current mortgage must have been paid as agreed for the last 12 months and must be up to date.

VA loans are guaranteed by the Department of Veterans Affairs and can be used to purchase a single family home, including a townhouse or condominium unit in a VA approved project, to build a home, and purchase and improve a home. VA financing is designed to benefit veterans of the armed services, those currently in active duty or the reserves, and their spouses. Veterans can qualify to put zero down on a loan up to $417,000.
